Jessica Jonathan Yaniv Simpson aka #WaxMyBalls creates a circus at the Vancouver BC Canada Courthouse Thursday July 24, 2025. Several eye witnesses gave account of the events of the morning. To sum it up, Yaniv plays his victim card, and claims he has had bomb threats, he had to hire security for the day and demanded a publication ban on the Foreclosure. The Judge gives the unwashed slob 6 more months to squat in his condo. Alta West don’t seem bothered, they know they will get their money.

The Yaniv Circus Entertains The Vancouver Courthouse
The hearing was set for 9:45 am PST in Vancouver Courts. There were 42 foreclosure matters set for the day, so the room is pretty full. At 9:40, Yaniv arrives. He’s wearing tight grey pants, a pink floral shirt, and a coordinating black cardigan. He has Rexy with him. Rexy is wearing a bunch of service dog-themed vests. Rexy is whining. As he comes in, his cell is going off. A sheriff did take a photograph of what I took to be the dogs registrations. The sheriff said it’s easier to allow the dogs than to battle it out. Dogs came in. 2 dogs. Mom and Jon’s dogs. Sheriff approached them about the dog water bowls, but the dogs got their water.
Yaniv goes to talk to the lawyer for Alta West Mortgage Corp, Mr. Alan Frydenlund from Owen Bird. Frydenlund informed the court that the reason they moved number three on the list to number one was out of safety concerns for Simpson . The sheriffs are aware of the safety concerns, all been informed that there is a major safety issue. Yaniv is wearing a life alert. He sets it off in court and takes the call saying he is not actually dying. He looks at his phone, goes to the back to speak to the sheriff. There are two sheriffs at this point. Jon says, “He’s here. He can’t be here. He threatened to shoot me and my dog. Call 911. Call them.”
The sheriff asks for “his” name. Yaniv says something that sounds like “Don.” Jon gives a birthdate of Jan 21, 1980. Jon offers to email the sheriff a copy of something.
Confirmed: Donald Francis Smith was NOT at the courthouse. Apparently he posted on X that he was – just to fuck with Jon. In typical Donald fashion, and MM once again want to state – we think Donald reaps what he sows. These two love the attention they give each other. Without Donald – what is Jon? Without Jon – what is Donald? They need one another to fuel their fantasies. It’s a sick love story, worse than Twilight.
Yaniv and the sheriffs are pow-wowing. Miriam arrives. She says to the sheriff, “she cannot be in the courtroom.” Miriam is extremely loud. She announces to everyone that she is deaf. Miriam walks in and goes and sits next to a middle-aged woman with fluffy hair and bright, floral clothing. (This is confirmed to be Kari Simpson.) The Sheriff comes and asks her to please sit anywhere else except next to this woman. Apparently this woman is the person Miriam and Yaniv are trying to have ejected. The Sheriff sits and speaks to Floral Dress Woman for a few minutes. It appears non-confrontational. The woman stays. Floral Dress Woman is Kari Simpson and Kari confirms Miriam had to be moved by the Sheriffs for being unruly.
Miriam leaves and returns pushing a very ill woman in a wheelchair and carrying a small fluffy teacup poodle. The woman has a pillow on her lap. She looks like she’s at death’s door; She appears to have a visible port. She asks the sheriff where the best place to sit is. Yaniv gets up and leaves? moves? He sits at the front of the court where people sit when they’re participating in the proceeding. Wheelchair lady is the Aunt, Miriam’s Deaf Sister. The wheelchair was provided by Yaniv just days ago – in the events MM previously provided photos Yaniv attempting to move things into the Senior home. Ilana (the aunt) is not on death’s door, and just as vile and unruly as Miriam and known to use her skill at sign language to give the world the middle finger. The act is clearly working though, as Miriam and Ilana pretend to be in need of Yaniv’s support. The long con. Preparing to claim Jon needs to look after these two old women.
This is a side note but they both have many bags. Miriam insists on taking an extra seat and evicts a lawyer from a spot. She sits her dog there. Miriam takes the very ill woman out of her wheelchair and puts her in a seat. Miriam is struggling with the wheelchair, which folds up. The sheriff helps her place it on the side.
Typically if a person is wheelchair bound, they aren’t moved to a seat, they merely stay in the wheelchair. So again, this is all performative.
Miriam pulls out a dish to feed/water the dog. She has a full set of dog dishes. She gives water to her dog. Miriam goes up to speak to Yaniv and gives water to Rexy. Again – all performative. Miriam claims her white fluffy dog is a service dog too, neither dogs are service trained. They are at best Emotional Support Animals.
The Sheriff comes and speaks to Yaniv again. I overhear a man talking about all of the extra security. How it’s odd. At this point there are five sheriffs — the original two, one more who entered the chambers, and two at the back. Miriam comes back and puts the rest of the water from the dog dish into the recycling bin. Miriam keeps going back and forth and talking to Mr. Frydenlund. Yaniv is at the front. They’ve decided to start with him. Miriam is sitting up front talking to Yaniv. The sheriff is standing right by where Yaniv and his mom are. There’s another few standing at the door. There’s one seated in the court room. Sheriff who was watching Yaniv walks out to talk to the other sheriffs. Rexy is whining again. The Associate Judge comes out. Everyone stands and bows. Miriam starts speaking loudly as they call the court to order.
Mr. Frydenlund (ALTA WEST) is asking for a standard order of foreclosure with a six month redemption period.
Mr. Frydenlund explains that Yaniv has no problem with his client, AltaWest, but has an issue with his mortgage broker.
Yaniv concurs that his issue is with Ario Tootian, his [former] mortgage broker. Yaniv wants a nine-month redemption period. Mr. Frydenlund is extremely friendly and collegial. The Judge says that the standard order six month order is granted, and that’s just what they do. If you need more time you can apply for an extension of the redemption period or you might be able to agree to that informally. Yaniv says in talks with his new mortgage broker. Mr. Frydenlund has a form of order prepared and passes it up to the judge.

This all does seem pretty standard. Alta West know they have a legal claim to the funds, it will come from the property one way or the other. For them, time isn’t an issue. MM assume that interest will just be added over the next 6 months. MM will see what the legal documents say when we have them.
MM also note – there has yet to be any new lawsuits on CSO regarding the mortgage broker Ario Tootian.
Yaniv: “your honour. I’m just wondering if due to safety and security concerns, there is an individual named Donald Smith who made a bomb threat against my property, I’m wondering if there can be a publication ban against the matter.”
Judge: “I’m an associate judge and I can’t order that and there’s nothing really to be published.”
Unwashed Homeless Man Given 6 Months to Squat
The court legal people agree to scale costs. Once MM have the court documents to review, this will be clearer – the agreement to scale costs – most likely refers legal costs accumulated by Alta West. Jon will be charged for those.

Yaniv informed the court that his problem wasn’t with the Alta West, but with his mortgage broker, and that he had taken legal action against him. Yaniv informed the court that he would need a publication ban because Donald Smith had made a bomb threat against him and the police had investigated and needed to make sure that Donald Smith didn’t know what was going on with the court. The judge informed Yaniv that he was just an associate judge and couldn’t make a publication then that the written materials would be available to people. Then Miriam got involved in saying you gotta name her, you have to name her records, pointing at [Kari] and Yaniv then said loudly that it doesn’t matter as I will be arrested the minute I leave the court room.
Miriam: “If you don’t say her name in court, you’re a loser. She is the surrogate mother of Donald”
Yaniv: “She’ll be arrested as soon as she leaves the courtroom.”
Clearly [Kari] asked the sheriffs to escort [her] to [her] car. Yaniv was parked in the parade too and it looked like he had hired someone to watch his car. Same guy was taking pictures of it when the sheriff and [Kari] came downstairs.
The Sheriff shows out the Floral Dress Woman. They appear to have agreed to this during their earlier conversation, probably so Floral Dress Woman and Yaniv don’t cross paths.
Confirmed: Kari Simpson is NOT arrested or even threatened with arrest. She is merely escorted safely to her vehicle.
Miriam is still talking to Yaniv. Yaniv gets his stuff and leaves with Rexy. Miriam leaves the woman in wheelchair in courtroom. Three men in black shirts follow him out, obviously some sort of security.
Jon has clearly spent at least a mortgage payment – on three “bodyguards” for the event. Paranoia is real.
Yaniv is now having a loud conversation: “She is the helper, sister of Donald . . . “ (Referring again probably to Kari Simpson, lying about her being a sister.)
The court and judge have moved on to the next foreclosure.
Miriam and Yaniv are having an animated conversation outside of the courtroom. Some type of low-key alert-alarm goes off. Rexy (Jon’s non-service dog) whines again. Miriam comes back for her poodle. Rexy (Jon’s non-service dog) cries again. Miriam comes back and removes her companion from her seat and puts her into the wheelchair. She pushes her out. She snaps NO at someone or something (a dog?) outside of the door.
MM will hopefully have the legal documents from the CSO on Friday and will provide an update to this post then.
